What Is the Golden Visa

The Greek Golden Visa is a residency-by-investment program that offers:

A renewable 5-year residence permit — with no minimum-stay requirement in Greece and no language requirements.

Free movement within the Schengen Area — access to more than 30 European countries, including France, Germany, Italy, Spain, Portugal, the Netherlands, Austria, Switzerland, Norway, and many more.

Who It Covers

The Step-by-Step Process

1. Property Selection
The investor selects a property and authorizes a lawyer to handle the process. A deposit is paid to secure the agreement.

2. Legal Due Diligence & Contract
A notary is appointed, the seller's documents are reviewed, and the final contract is drafted. The buyer pays the purchase price, the transfer tax (3,09%), the lawyer's and notary's fees, and the registration fees.

3. Registration with the Cadastre
The final contract is registered with the competent Cadastral Office. The registration certificates are issued and the investment process is complete.

4. Submitting the Golden Visa Application
Once the contract is signed, the lawyer submits the application for the investor and their family members.

5. Issuance of the White Paper
A temporary document (white paper) is issued, allowing multiple entries into Greece until the residence card is issued.

6. Biometric Data
The investor and their family travel to Greece for fingerprinting within 12 months of submission.

7. Review & Issuance
The competent authority reviews the applications and issues the Golden Visa cards. Estimated time: 4–6 months.

Required Documents

General Documents

A scanned copy of each applicant's passport (all pages, including blank ones) in PDF format.

Power of Attorney
Signed in Greece, at the competent Greek Consulate, or before a Notary in the investor's country (with an APOSTILLE and an official translation into Greek).

Greek Tax Number (AFM)
The lawyer obtains an AFM through the power of attorney — a prerequisite for the contract.

For Family Members
A separate power of attorney for each adult member, a recent family status certificate (issued within 6 months) with an APOSTILLE, and a birth certificate.

Important Information

Renewal: The permit is renewed every 5 years, provided the property still belongs to the investor.

Children: They are entitled to a permit until age 21. After 21, it can be renewed for 3 years. After 24, they must become investors themselves.

Rental: The property may be rented out only on a long-term basis — short-term rentals are not permitted.

Payment Method: Option of a 20% down payment to secure entry into the program, with the balance paid in installments. Note that without full payment, no contract is issued and the Golden Visa application does not proceed.
